Project Description

Please describe your proposed project:
The current Cabin is 36' long and 30" wide. It has a 3 season porch attached  12' x12' 
 We are proposing to lift the cabin and add on an addition to the east 20' x 30'. Three season porch will be removed and a poured wall foundation will be under that used for storage and the second floor will be a sun room open to the living room. The Foundation will be a poured ICF walls  with full basement and walk out. The lower level of the new addition to the East will be Garage. The upper level will have 2 new bedrooms. Existing deck to be removed and new one installed much smaller than original one, 21' x 20'   See plan
On the North and side of the cabin is a large hill and the water runoff needs to be controlled. Currently the cabin sits at ground level on the North side and part of the West. Over the last 50 years some water has possibly created some issues with the Joists. May need to be repaired. Wont know until we lift it. 
 In order to eliminate this issue in the future we need to raise the cabin 2 feet to get the base of the cabin off the ground. The current height of the structure from ground to the peak is about 16-17 feet. We will not increase the height of the current structure  just get get it off the ground so the cabin sits on the concrete foundation and not on the ground. The current foundation is a boulder pyramid type foundation and is original. There is a crawl space  under the cabin. About  4' hi on the south side and about 6" on the north side. This has to be changed and a retaining wall will be installed about 6" from the poured wall foundation. See page 2 of the design and comments in Natural Landscape protetion Plan

6.) What will be done after construction to control
erosion?
As mentioned in other section I have a hill on the North side of the Cabin that creates water run off. Needs to be controlled. We will be installing a 6-8' retaining wall about 6 feet from the cabin on the north and west side. ( SEE PAGE 2 OF DESIGN)  About 5 ' of the wall will be buried with the rest exposed . There will be drain tile installed on the North side of the retaining wall and possibly South side.. The wall will be concrete using the Pan concept.
The earth between the cabin and the new wall will be removed , wall installed and removed earth put back in place between cabin and wall with natural planting in between. With raising the cabin 2' this will eliminate future water issues with the foundation. Raising the cabin is a necessity.
Other erosion control will be new sod planted in the front and more natural planting to absorb more water coming off the hill.

House will be lifted and lowered down to new foundation. If we lift cabin 10' for the excavation we will lower it back down 8 ' to gain the 2' we need to protect foundation and water run off from the hill.

Terms

General Terms Zoning Permits
  • All appropriate permit fees must be paid in full prior to any necessary review(s) of application.

  • Defining and staking the property lines, road right-of-ways, septic sites, and wells are the responsibility of the property owner. In some cases, a registered survey may be required to verify setbacks before granting a permit.

Land Use/Septic Terms & Conditions
  • It shall be a violation of the Aitkin County Zoning Ordinance to commence construction before the permit application is approved by Aitkin County.

  • The septic installer shall notify Aitkin County Environmental Services a minimum of twenty-four (24) hours before the covering of any portion of the septic installation. Changes from the approved septic design will require approval by the County prior to construction.

  • Zoning permits and Subsurface Sewage Treatment System permits are valid for one (1) year (unless the sewage permit is to upgrade an Imminent Threat to Public Health or Safety system, which is then valid for ten (10) months).

  • All corners of the proposed structure(s) need to be staked with visible flags, ribbon, or lathes prior to onsite inspection by Aitkin County.

  • If property lines are not clearly marked and visible, then they need to be staked with visible flags, ribbon, or lathes prior to onsite inspection by Aitkin County.

  • After a complete application is submitted and reviewed, an on-site inspection may be conducted; a permit may be issued describing the proposed construction that may take place on the property. Changes to a project may require a permit application to be resubmitted.

  • The landowner or authorized agent may make application for a zoning permit agreeing to do such work in accordance with all Aitkin County Ordinances. The landowner or authorized agent agrees that the application, site plan, and all other attachments submitted herewith are true and accurate and shall become a part of the permit. The landowner or authorized agent agrees that, in making application for a zoning permit, the landowner grants permission to Aitkin County, at reasonable times, to enter the property to determine compliance of the application with applicable Local, County or State Ordinances or Statutes. It is the applicants sole responsibility to contact other Local, County or State agencies to ensure the applicant has complied with all relevant Local, County or State Ordinances or Statutes.

  • Applicants acknowledge that they are in compliance with MN Statute 326.121 subd 1 which states "The State Building Code is the standard that applies statewide for the construction, reconstruction, alteration, repair, use of buildings and other structures of the type governed by the code."

  • Applicants acknowledge that they are in compliance with MN Contractor Licensing laws per MN Statute 326B.85.

  • Applicants are responsible for getting all applicable entrance permits from the appropriate road authority.
