Other information: | To Whom it may concern, We are selling Farm Island Self-Storage to Steven May, a local Aitkin businessman, and Precious Stones will keep the lease terms with Beaudry Oil & Propane. Therefore, we are requesting permission to divide the land. This application includes the lot split survey and proposed legal description completed by Arro Surveying. They kept all permeable surface area required by the county. Thank you. |
Terms
Defining and staking the property lines, road right-of-ways, septic sites, and wells are the responsibility of the property owner. In some cases, a registered survey may be required to verify setbacks before granting a permit.
All appropriate permit fees must be paid in full prior to any necessary review(s) of application.

Zoning permits and Subsurface Sewage Treatment System permits are valid for one (1) year (unless the sewage permit is to upgrade an Imminent Threat to Public Health or Safety system, which is then valid for ten (10) months).
If property lines are not clearly marked and visible, then they need to be staked with visible flags, ribbon, or lathes prior to onsite inspection by Aitkin County.
The landowner or authorized agent may make application for a zoning permit agreeing to do such work in accordance with all Aitkin County Ordinances. The landowner or authorized agent agrees that the application, site plan, and all other attachments submitted herewith are true and accurate and shall become a part of the permit. The landowner or authorized agent agrees that, in making application for a zoning permit, the landowner grants permission to Aitkin County, at reasonable times, to enter the property to determine compliance of the application with applicable Local, County or State Ordinances or Statutes. It is the applicants sole responsibility to contact other Local, County or State agencies to ensure the applicant has complied with all relevant Local, County or State Ordinances or Statutes.
After a complete application is submitted and reviewed, an on-site inspection may be conducted; a permit may be issued describing the proposed construction that may take place on the property. Changes to a project may require a permit application to be resubmitted.
Applicants are responsible for getting all applicable entrance permits from the appropriate road authority.

Text: | Checking with Mitch for wetland delineation. HE 3/10/23 Refund issued 7/28/23 KB - Wetlands Gtg Hello Ken, Our team met with our County Attorney today to confirm a plan-of-action for you. Here is our recommendation going forward and please reach-out to set up a meeting with us if you have furthers questions: Constraints: Subdividing property that currently has one parcel ID and two conditional use permits on it. Path Forward: Every subdivision needs to meet Section 2.05 of the Subdivision Ordinance https://www.co.aitkin.mn.us/ordinances/Subdivision-Reg-6-3-08.pdf 1. If possible, find the 2X5000 sq ft septic sites and have surveyor recalculate impervious surface percentages for both parcels. If meeting the standards apply for the Administrative Subdivision, apply to amend both CUP?s with Planning Commission, with new conditions for the new parcels, legal descriptions, and impervious percentages for each parcel. 2. If unable to find the 2X5000 sq ft septic sites and/or unable to keep impervious percentages under 25% total, request a variance to Administrative Subdivision requirements and standards. If you are able to show ?practical difficulty? to the Board of Adjustment for the variance request, we can then request to amend both CUP?s with the Planning Commission. Moving forward, our office would first recommend you hire a Septic Professional to see if they are able to locate two sites on each parcel. I have included our County Surveyor and Assistant Zoning Administrator as they are tracking your proposal.
